Work is progressing at an impressive pace at Rivers Bend at Pecan Park, a combined residential/commercial development astride the Colorado River.
On Sept. 13, Duke McDowell, owner of the company DM Pecan Park Associates Ltd, sales director Tim Dalton and project manager Dave Siler, gave a tour of the progress of the development. The 311-acre “mixed use” development will consist of two entities – approximately 650 home sites on 224 acres that compose Rivers Bend at Pecan Park along the Colorado River; and an adjacent commercially-zoned Pecan Park Center. So far, 118 lots have been completed and were pre-sold for the residential development; and another 150 residential lots will be ready within the next 12 months, McDowell said.
“It’s a beautiful spot and allows people to walk to downtown across the Old Iron Bridge,” McDowell said of the development at the end of Childers Drive behind Wal-Mart. Beside hiking trails, Rivers Bend at Pecan Park will also include a 4-acre park.
Homebuilders for Pecan Park include Scott Felder Homes (Austin-based), David Weekley Homes (Houston) and Value Builders (Dallas). Scott Felder and David Weekley Homes are building single-family homes; Value Builders is building attached homes.
Dalton said that current mixed-use zoning for Rivers Bend at Pecan Park “will accommodate numerous residential zoning districts, including: single-family homes on lot sizes ranging from 6,000-8,400(+) square feet; townhome/single family-attached housing; patio homes and areas for condominium development.”
Dalton also detailed that residential lot development at this time includes: 118 Lots completed and pre-sold (Sections 5A & 4); 42 lots currently under construction and pre-sold (Section 5B); 112 Lots being processed through the City & pre-sold (Sections 3A and 6A) – for a total of 272 lots, all of which were pre-sold to builders.
